Maintenance and Repairs
NCHA has its own Maintenance Department to deal with repairs within agreed times and to a good standard.
Support staff can support you to contact our Maintenance Department or they may do this for you.
Who is responsible for the repair?
We are responsible for repairs to the building caused through usual wear and tear. Repairs caused by negligence by your visitors or yourself are your responsibility, even if such damage is accidental.
The Maintenance Department generally undertakes repairs to:
- Roofs and Chimneys
- Walls, Floors and Ceilings
- Doors, Windows, Paths, Gutters, Drains
- Service supply pipes
- Heating and plumbing
- Toilets, water, gas and electrical installations
- Internal, external decoration
- Brick outhouses and sheds
- Steps and paths
- Garages
- Gardens
For these repairs, please contact the Maintenance Department on 0800 317 861. Please mention that you are a tenant of Housing with Care and Support and leave as much information as possible as well as any special access details.
If you contact the Maintenance Department yourself please also let your staff know so that they can follow the progress of the work.
The Maintenance Department or your staff will be able to tell you the priority of your repair and how long it will take.
Generally, no repair person will enter your room without letting you know they are coming. In the event of an emergency or urgent Health & Safety issue e.g. a gas leak, immediate access may be required in which case the repair person will enter your room / home when you are not there.
When you have had maintenance or a repair done, we will ask you for your feedback on the work carried out and how the contractor did.
Furniture and Equipment
HWCS has its own Property Team who are responsible for repair and replacement of the furniture and equipment provided to your property.
We will ask for your suggestions about decoration, replacement of furniture or equipment and your wishes for your accommodation.
If you or your visitors damage the furniture or equipment provided in your property you will be charged for the repairs or replacement or not have it repaired or replaced.
If you need to report the repair or replacement of furniture, please ask a member of support staff to contact the Property Management Officer on your behalf.
